This new environment has reduced market volatility. It creates a more attractive setting for brands seeking urban locations with long-term potential. Badalona's commercial momentum also stems from its demographic and urban development. The city has strengthened its role as a residential alternative to Barcelona in recent years. Its population is expected to exceed 230,000 residents in 2025.

Historically, the Barcelona metropolitan area leads in public housing in Catalonia. L'Hospitalet, Badalona, and Sant Adrià are at the forefront. This growth provides a solid foundation for commercial expansion.

Reshaping Carrer del Mar's Retail Landscape

After major operators like Inditex departed, Carrer del Mar experienced a period of adjustment in rents and activity. This process, however, did not weaken the main shopping street. Instead, it allowed for a redefinition of its market position. Mr Martínez explains, "After a necessary adjustment period, Carrer del Mar today shows a more balanced occupancy and a commercial mix much more aligned with Badalona's economic and social reality." New businesses have moved in.

New Brands and Investment Drive Growth

Over the past five years, several notable operations have occurred. Some of these Laborde Marcet advised. These include the arrival of fashion brands Tezenis and Calzedonia. Emerging international operators like Cotti Coffee have also established a presence. Additionally, national and local brands such as La Masovera and Muy Mucho have strengthened their positions. Investment operations further demonstrate the city's appeal. These include the purchase and sale of an asset with Burger King as a tenant. These transactions prove the coastal city's growing commercial attractiveness. They also show the progressive diversification of its commercial offerings.

Mr Martínez notes, "Restaurants play a key role in generating footfall and activity. They do not replace traditional retail but complement and strengthen it." Mr Martínez emphasises that this is not a commercial boom but a healthier, progressive consolidation. He observes greater stability in rents, occupancy, and operator types. This reduces risks and increases the area's appeal. Looking ahead, the Barcelona-based consultancy expects Badalona to continue reinforcing its role as a consolidated urban commercial hub. It will complement Barcelona while maintaining its own distinct identity. The market will remain particularly strong for restoration and local retail, which best connect with the city's current profile.
