Barcelona's average monthly rent climbed to €1,160.99 in the fourth quarter of 2025. This marked a 0.7% increase from the previous quarter. This figure, released by Incasòl on Saturday, shows a mixed trend for the city's housing market.
While quarterly prices rose, Barcelona's rental costs have seen a cumulative 2.7% reduction. This is since the first quarter of 2024, when the average rent stood at €1,193.51. The Minister for Territory, Housing and Energy Transition, Sílvia Paneque, highlighted the impact of rent caps. She stated, "Since the start of rent containment, this is the first quarter with a reduction in this type of contract." Paneque attributed this moderation to the rent cap implementation. She noted that inflation had risen significantly more, by 4.1%.
Rental Trends Across Barcelona Districts
The 0.7% increase in Barcelona's monthly rents between September and December did not uniformly affect all districts. Prices rose in most areas, with Sant Andreu experiencing a notable 5% inter-quarter increase. Conversely, Nou Barris, Gràcia, and Les Corts saw a 1.5% decrease in average rental costs. The average price across the capital throughout 2025 was €1,134.61, according to latest deposit data from Incasòl. This represents a 1.1% decrease compared to the 2024 average.
Decline in Rental Contracts
Barcelona city finalised 30,789 rental contracts during 2025, a 6.4% drop from the previous year. Across Catalonia, the total number of rental contracts reached 108,057 in 2025. This represents an 8.9% decrease from the 118,626 contracts registered in 2024. This decline affected all territorial areas and provinces. Girona province saw the largest decrease at 10.8%. Barcelona province followed at 9.2%, Lleida at 7.5%, and Tarragona at 5.8%.
Impact of New Regulations
Despite the overall decline in total contracts, the Ministry for Territory reported an additional 8,995 standard rental contracts. These were registered across Catalonia compared to the previous year. This suggests a shift in the market. Additionally, seasonal rental contracts across Catalonia decreased by 1,233 during the fourth quarter of 2025. Minister Paneque attributed this reduction in seasonal contracts to new regulations. The Catalan Parliament approved these new rules late last year.
The latest figures indicate a complex and evolving rental market in Barcelona and Catalonia. While rent caps appear to moderate overall price increases, district-level variations persist. The decline in total contracts suggests ongoing adjustments within the housing sector. This is alongside an increase in new standard contracts and a reduction in seasonal ones.
