This issue stems from a lack of available properties and perceived legal insecurity among property owners. These factors continue to push prices upwards, particularly in large urban areas like Barcelona. Accessing rental housing has become increasingly difficult for many.
The high demand for rental housing, coupled with exorbitant prices, has led to a noticeable shift of residents towards other metropolitan cities. An Idealista property portal report identifies Terrassa, L'Hospitalet de Llobregat, and Badalona as primary destinations. These cities attracted residents unable to afford Barcelona city rents in the first quarter of 2026. Terrassa, located in the Vallès Occidental comarca, leads the Spanish ranking for relative rental demand. It offers average monthly prices of €950. The city connects to central Barcelona via Rodalies Renfe and Ferrocarrils de la Generalitat (FGC) services.
Metropolitan Alternatives Emerge
L'Hospitalet de Llobregat, Barcelona's immediate neighbour, ranks third among Spanish cities outside provincial capitals for absorbing rental demand. Average rents there now reach €1,220 per month. This city boasts strong transport links, including metro, bus, FGC, and Rodalies. Badalona, another coastal city in the Barcelona metropolitan area, holds the sixth position nationally in the top 30 for rental demand. Idealista calculates an average monthly rent of €1,373 in Badalona. It also benefits from Rodalies and metro connections to Barcelona.
Sabadell, like Terrassa, connects to central Barcelona using FGC and Rodalies Renfe. It appears outside the top 10, at position 12 among all Spanish capitals, for attracting renters leaving Barcelona due to high costs. The average price in Sabadell, according to Idealista, stands at €1,219 per month.
Barcelona's Rent Disparity
Within Barcelona itself, a wide disparity in rental costs exists. Les Tres Torres, a neighbourhood in the Sarrià-Sant Gervasi district, recorded an average rent of €2,030 per month last year. This makes it the city's most expensive area for renters. Conversely, Can Peguera, located in the Nou Barris district, offers the lowest average at €409 per month. The five most affordable neighbourhoods for renting all belong to Nou Barris. Incàsol data shows Nou Barris as the cheapest of Barcelona's ten districts, with an average of €793 per month in 2025.
The Sarrià-Sant Gervasi district saw average rents climb to €1,595.58 per month in 2025. Les Corts followed, with an average of €1,323.65 per month. The Eixample district, a central and populous area, reported average monthly rents of €1,273.64.
