Developers completed 900 new homes in Viladecans in 2025, a 211.4% increase from 2024, according to a recent analysis by the Association of Property Developers of Catalonia (Apce) and CaixaBank. The organisations met on Monday in Viladecans to discuss the real estate market in Barcelona's southern metropolitan area.

Key Findings from the Real Estate Session

The session, titled 'Residential Real Estate Situation: Southern Barcelona Functional Metropolitan Area', reviewed the developer and construction sector. It focused on Viladecans, the Baix Llobregat and Barcelonès comarcas, and other municipalities in Barcelona province. This analysis provides critical insights for residents and investors regarding housing availability and market trends.

Olga Morales, Mayor of Viladecans, attended the event. Xavier Vilajoana, President of Apce, and Marc Torrent, its General Director, also participated. Luís Lázaro, Director of CaixaBank's Real Estate Business Centre for the Barcelona Territorial Directorate, was present.

While Viladecans saw 709 homes started in 2025, Sant Feliu de Llobregat recorded only two new homes started. This represented a sharp 92% decrease compared to 2024 for Sant Feliu. However, Sant Feliu finished 23 homes in 2025, a 109.1% rise from the previous year.

Across the Baix Llobregat comarca, developers started 2,850 homes in 2025, an increase of 12%. They finished 2,951 homes, marking a 56% rise. The Barcelonès comarca saw 1,651 homes started, a 1% increase. However, finished homes in Barcelonès decreased by 20% to 2,645 units.

Province-Wide Housing Activity

Data for Barcelona province showed 10,553 homes started in 2025. This was a 3% decrease from 2024. Conversely, 12,573 homes were finished across the province in 2025. This represented a 22% increase compared to the previous year. These figures indicate a mixed picture for new construction starts but a strong push to complete existing projects.

The housing market also saw significant sales activity. In the Baix Llobregat comarca, residents bought 1,620 new homes and 6,071 used homes in 2025. The Barcelonès comarca recorded 2,992 new home sales and 15,665 used home sales. These numbers reflect ongoing demand for both new and existing properties.

Strong Sales Growth in Barcelona Province

Province-wide, new home sales reached 10,705 transactions in 2025. This was a substantial 27% increase from 2024. Used home sales also grew, with 43,796 transactions in 2025. This marked a 16% rise compared to the previous year. The overall increase in sales suggests a healthy appetite for property in the region.

These figures highlight a dynamic housing market in Barcelona and its surrounding areas. While new construction starts show mixed results, the increase in finished homes and strong sales activity suggest continued demand. This trend provides both opportunities and challenges for residents and developers moving forward, impacting housing availability and prices.
