Construction has officially commenced on a major new mixed-use development in Barcelona’s Eixample district. This project is designed to integrate essential healthcare services with affordable living. Mayor Jaume Collboni and Catalan Health Minister Olga Pané laid the first stone of the new complex on Gran Via. The development will house both the CAP Fort Pienc and 64 public housing units.
With a budget of €11.69 million, the project addresses two critical needs in the city: accessible primary care and housing stability. Authorities expect the works to be completed by the end of 2028.

CAP Fort Pienc Construction Integrates Health and Housing
The new building will span a total constructed area of nearly 9,500 square metres. The design dedicates the lower levels—including the basement, ground floor, mezzanine, and part of the first floor—to the new CAP Fort Pienc. This healthcare centre will occupy over 2,600 square metres.
Meanwhile, the residential portion of the development will begin on the first floor and extend through the remaining five storeys. These 64 public housing units are designed with community and comfort in mind. Arranged around a central interior patio connected by walkways, the homes will feature two bedrooms, cross-ventilation, and private outdoor spaces such as balconies or terraces.
Architecturally, the building will feature a chamfered access point for the healthcare centre. This creates a transition zone between the public street and the medical facility. In addition, the façade will pay homage to the city’s urban history. It will incorporate geometric patterns evocative of Barcelona’s iconic paving stones.
CAP Fort Pienc Construction Represents a Strategic Investment
During the ceremony, Mayor Collboni described the project as a synthesis of the city’s broader strategy. “It synthesises the great battle we are fighting in Barcelona for the right to stay in the city and in the neighbourhood,” he stated.
Health Minister Olga Pané emphasised the importance of the facility for local healthcare standards. She noted that the new CAP Fort Pienc represents a clear commitment to “strong, resolute, and close primary care.” Therefore, it ensures citizens have access to dignified and modern spaces.
The development is part of a wider €70 million bilateral agreement between Barcelona City Council and the Generalitat. This agreement aims to update the city’s healthcare infrastructure. Consequently, the plan also includes facilities in Casanova and Sardenya, similar to archaeological discoveries during health centre construction.
