The Generalitat has introduced key changes that could affect thousands of landlords across the region, particularly regarding how primary residences are counted toward ownership thresholds.

The updated regulations now explicitly exclude an owner’s primary home from the calculation of total properties. Consequently, an individual must own five additional residential properties beyond their main residence to be classified as a major property holder. This clarification addresses concerns from smaller landlords who felt unfairly grouped with large investment funds.
