Girona historic farmhouse sales are experiencing unprecedented demand from international buyers, with foreign investors now accounting for over 60% of luxury property transactions in the region.

According to recent market analysis, prices for these centuries-old masías have surged by 20-30% in just three years, driven by limited supply and growing international interest.

Furthermore, international buyers from Britain, Belgium, Switzerland, the Netherlands, and increasingly the United States are driving this trend. Many purchase properties outright without requiring financing, according to recent housing market studies.

Jordi Mercader, partner director of Barnes real estate’s Costa Brava office, explains the phenomenon. “We estimate there are about 8,000 farmhouses in Girona province, but very few are available for purchase,” he notes. “This is a highly sought-after product with limited availability.”

The Baix Empordà region has become particularly desirable. Consequently, this area between La Bisbal d’Empordà, Ullastret, Peratallada and Pals is now considered the “golden triangle” for property investment.

Changing Buyer Profiles and Market Dynamics

American buyers represent one of the fastest-growing segments in the Girona historic farmhouse market. Marc Piferrer of Corredor Mató real estate reveals that while they previously sold one farmhouse to Americans every two years before COVID, they’ve now completed fifteen such transactions.

“Americans typically rent first and then purchase,” Piferrer explains. “However, they often encounter administrative hurdles when trying to restore rural properties.” This reflects broader challenges in regional housing policy affecting foreign investment.

Current pricing reflects the premium nature of these properties. A renovated farmhouse now commands approximately €3,500 per square meter, while those requiring work average €1,900 per square meter. The most modest properties start at around one million euros and are becoming increasingly scarce.

International Appeal and Lifestyle Changes

Cristina Xicoira, manager of Masies Empordà, observes distinct nationality preferences. “Belgian and Dutch buyers are the most proactive,” she notes. “They truly value the landscape, climate, and historical significance of these stone buildings.”

Meanwhile, Mercader identifies an important trend: properties originally purchased as second homes are increasingly becoming primary residences. Many international buyers are developing comprehensive life projects that involve putting down roots in the region.

The appeal of Girona historic farmhouse properties extends beyond mere real estate investment. For many international buyers, these properties represent both a lifestyle choice and a stable financial asset that appreciates consistently year after year.
