Foreign Home Buyers Barcelona: Coastal Neighbourhoods Lead the Trend

The prevalence of buyers holding foreign nationality is particularly acute in the district of Ciutat Vella. In 2025, non-nationals accounted for 42% of all property transactions in the district. Therefore, the trend is most visible in central neighbourhoods and those adjacent to the sea, where foreign participation consistently exceeds 35%.

Across the city of Barcelona as a whole, foreign buyers purchased 23% of all apartments sold last year. This figure represents nearly a quarter of the market. In addition, it stands as one of the highest percentages on record, although not an all-time peak.

Foreign Home Buyers Barcelona: Demographics, Not Just Speculation

While high rates of foreign purchasing often trigger concerns regarding speculative investment by non-residents, experts suggest the reality is more grounded in local demographics. Analysts consulted by the Catalan News Agency (ACN) note that the volume of purchases closely mirrors the demographic weight of foreign nationals actually residing in the city.

This correlation suggests that a significant portion of these transactions are being made by foreign nationals who live and work in Barcelona. Consequently, this indicates activity beyond offshore investors seeking buy-to-let opportunities.

Looking beyond the capital, the influence of foreign buyers varies significantly across Catalonia. The regional average for foreign home purchases stood at 15% in 2025.

However, the province of Girona recorded the highest density of foreign buyers in the region at 27.1%, surpassing even Barcelona. This figure is likely driven by the enduring popularity of the Costa Brava among international second-home buyers and expatriates. Furthermore, it contributes to soaring property prices in Catalonia.
