Gavà property tax rates will remain frozen throughout 2026 following two consecutive years of increases, the municipal council has confirmed. This decision comes as welcome relief for homeowners in the Baix Llobregat municipality after previous hikes saw rates climb significantly.

Gavà Property Tax Stability After Previous Increases

The initial approval of fiscal ordinances for 2026 means the Impuesto sobre Bienes Inmuebles (IBI) will maintain its current rate of 0.735%. Consequently, this represents a significant policy shift after the tax had increased from 0.664% over the past two years. Furthermore, this 10.7% cumulative rise had placed considerable pressure on household budgets throughout the municipality.

The local government, comprising PSC and Junts, defended the previous increases as necessary responses to inflationary pressures. These economic challenges emerged following the COVID-19 crisis and the war in Ukraine. However, improved budget management now allows for stability without compromising public services.

Municipal authorities emphasise that the current tax rate now diverges further from accumulated inflation figures. Therefore, residents will experience real financial relief compared to previous years when tax increases outpaced wage growth.

Rental and Environmental Incentives Maintained

The freeze extends beyond property tax to include various municipal charges and fees. Additionally, existing incentives for rental properties and environmental improvements remain in place. Properties designated for limited-income residential rental continue receiving a substantial 95% tax reduction.

Meanwhile, properties installing solar energy systems maintain their 50% tax discount for three years following installation. This commitment to renewable energy incentives aligns with broader environmental objectives. The council also preserves penalties for properties left vacant for more than two years.

Domestic waste collection rates remain unchanged after last year’s adjustment brought them in line with actual service costs. Commercial waste charges also stay fixed to minimise business impacts during economic uncertainty.

Comprehensive Municipal Charge Freeze

The tax stability extends across multiple municipal services and charges. Vehicle entry permits, public space reservations, and construction taxes all maintain current rates. Additionally, cemetery fees and charges for terrace furniture remain unchanged.

The council has introduced a new General Collection Fiscal Ordinance, establishing specific municipal collection regulations. This development provides clearer frameworks for both residents and administration.

Waste management systems continue expanding with the ‘Porta a Porta’ service extending to additional neighbourhoods. Future implementation of pay-by-generation systems will further refine waste management approaches.
