The town of Gavà has unveiled plans to transform the industrial zone of Can Cerdans into a new residential and mixed-use neighbourhood, with the construction of up to 354 homes on the border with Castelldefels.

The scheme involves a 41,600 square metre site, more than 80% of which lies within Gavà, with the remainder in Castelldefels, north of the C-245. According to the Metropolitan Area of Barcelona (AMB), which approved the initial modification of the General Metropolitan Plan in July, the aim is to redevelop largely disused industrial land into a vibrant district that combines housing with economic activity.

Of the planned homes, about half will be designated as affordable housing. Around 20% will be offered as social rent, with 30% for sale at protected prices, totalling 71 and 106 units respectively. These properties will be built around a new public square that will connect both sides of the C-245.

Local officials say the project will play a key role in tackling the area’s housing shortage. Gavà’s long-term housing strategy, dubbed Plan 2040-2040, seeks to deliver at least 2,040 homes by the year 2040. The new neighbourhood will also act as a bridge between Castelldefels’ Canyars district and Gavà’s future Ponent neighbourhoods, reinforcing the role of the C-245 as one of the metropolitan avenues envisioned in the regional urban masterplan.

While the initiative is still at its early stages, the city council has made clear it sees Can Cerdans as a cornerstone of its housing expansion policy and a symbol of the town’s transformation.
