Gorg Badalona housing prices have transformed this coastal neighbourhood into Barcelona’s fastest-growing property market.
According to recent analysis, property values in the port area have skyrocketed by 82.4% between 2015 and 2025.
Meanwhile, rental costs in Gorg and neighbouring La Mora have increased by 40.4% since 2020.

This dramatic shift represents one of the most significant urban transformations in the Barcelona metropolitan area.

Furthermore, the neighbourhood’s demographic profile has evolved considerably, attracting residents from Barcelona proper and international buyers seeking coastal living.
Gorg Badalona Housing Market Reaches New Heights
The current average rental price in Gorg now stands at €14.90 per square metre. Consequently, a typical 100m² apartment commands nearly €1,500 monthly, while larger 150m² properties reach €2,235. These figures substantially exceed Badalona’s overall average rent of €883 per month.
Purchase prices tell an even more dramatic story. The useful square metre price in the port area has jumped from €2,789 in October 2015 to €5,088 today. Therefore, final purchase prices frequently approach half a million euros for standard apartments.
Josep Maria Cases, territorial director for developer Culmia, explains the phenomenon. “It’s a strategic area where housing supply remains well below demand,” he notes. “This situation mirrors what we see across metropolitan areas of major cities.”
The neighbourhood’s transformation began in 2005 with extensive expropriations that cleared 134,000 square metres between the sea and the Olympic Pavilion. However, the 2008 financial crisis temporarily stalled development, leaving the area resembling “a war zone” according to long-term residents.
New Developments Reshape Community Dynamics
Modern residential complexes now dominate the landscape, featuring community pools, children’s play areas, bicycle parking, and aerothermal heat pumps. These amenities, known in property jargon as ‘smart’ features, significantly boost the Gorg Badalona housing appeal.
Developers like Culmia have constructed approximately 420 homes in recent years, including some protected housing units. Nevertheless, the premium specifications and closed communities have created social divisions within the neighbourhood.
Teresa Vinuesa, president of the Gorg-Mar Neighbours Association, observes limited integration between newcomers and established residents. “Our hope was that new residents would engage with the community association, but that hasn’t happened,” she notes. This situation reflects broader patterns seen in Barcelona’s changing demographic landscape.
Despite these challenges, most residents acknowledge the neighbourhood’s improvement from its neglected past. The completion of the canal and promenade has particularly enhanced the area’s appeal, even as some public services and facilities remain underdeveloped.
The Gorg Badalona housing market continues to attract diverse buyers, creating a multicultural community alongside the traditional neighbourhood fabric. As property values maintain their upward trajectory, the area represents both the opportunities and complexities of urban regeneration in the Barcelona metropolitan region.
