Early 20th-century photographs depict a world of opulence: grand staircases, glittering chandeliers, and manicured gardens bustling with Barcelona’s bourgeoisie. Patrons in fine hats and bow ties would arrive by carriage, car, or tram to the Gran Casino de l’Arrabassada, a sprawling luxury complex nestled high in the Collserola hills.

Opened in 1899, the estate grew to include not only a sumptuous hotel and casino but also an artificial lake with rowing boats and a state-of-the-art amusement park, featuring a spectacular roller coaster that plunged into the surrounding forest. Dark legends also cling to its memory, most notably the rumour of a dedicated “suicide room” for gamblers who had lost their fortunes at the tables.
The casino’s golden age was brief. A government ban on gambling in 1912 choked off its main revenue stream, starting a long, slow decline. During the Spanish Civil War, the buildings served as military barracks, and by the early 1940s, most of the grand structures were demolished, leaving behind the romantic ruins that stand today.
Decades of Decline and Legal Battles
The current owners, two Catalan families who wish to remain anonymous, acquired the 10.6-hectare estate in two parts, in 1953 and 1965. For decades, they attempted to revitalise the site, only to face a labyrinth of bureaucratic and legal obstacles.
Xavi Soler, founder of the estate agency Finques Soler and a spokesperson for the owners, explained the long struggle to Spanish newspaper El País. A key turning point came in 1976 when the Metropolitan General Plan (PGM) rezoned the land from developable to protected forest, deferring specific usage rights to a future plan.
In 2010, the entire Sierra de Collserola was declared a Natural Park, adding further layers of protection. Only in 2021 did a special plan for the park finally detail what could and could not be done on the property.
A Supreme Court of Spain ruling in December 2025 definitively crushed the families’ hopes of reviving the site as a hotel and restaurant. The court’s decision upheld the strict zoning, prompting the owners to sell. “The owners began to consider the possibility of transferring the property to people or companies who, with initiative and projects, could manage this valuable historical heritage,” Soler said.
What Can a New Owner Do?
The sale offers a unique chance to own a piece of Catalan history, but the new proprietor will face significant constraints. The €1.7 million price tag buys the land and the remaining structures, but strict regulations forbid the construction of any new residential or hotel buildings.
However, the plan does permit the rehabilitation of the buildings that are still partially standing, which total over 500 square metres. These restored spaces can only be used for “artisanal, artistic, or professional” activities, research and development centres, art workshops, or recording studios. The sale also includes the exclusive rights to the registered brand name ‘Casino de la Rabassada’ for cultural or recreational use.
Soler insists the price reflects “the value of rustic estates in the Sierra de Collserola, increased by the possibility of rehabilitating the preserved buildings,” as well as the site’s immense “prestige and artistic value.”
An Asset and a Challenge for Collserola
The future of the casino estate is of keen interest to the officials who manage the Collserola Natural Park. The park, which has recently faced its own challenges, including closures due to swine fever, is a protected green lung for the metropolitan area.
Raimon Roda, the park’s manager, confirmed strict legal conditions will apply to any new owner. He noted vandals have heavily damaged the site over the years. Park authorities have also previously worked with the owners on initiatives like removing invasive plant species.
While the zoning allows for a small, 100-square-metre “ecological car park,” Roda pointed out that the park’s official protection plan does not currently include such a feature. Despite the complexities, he struck a cooperative tone. “The new ownership will have legal conditions and the estate has potential biodiversity interest, so we are open to any dialogue,” he concluded.
The sale of the Casino de l’Arrabassada marks the end of one chapter and the potential beginning of another. Its future now rests on a new owner with the vision, and resources, to honour its storied past while respecting its protected present.
