Sant Vicenç dels Horts’ historic Can Reverter farmhouse is heading to a judicial auction, valued at over €2.57 million. This sale follows a mortgage foreclosure against the property’s owner, IBEA 2001, S.L., after their ambitious plan to convert the estate into a 118-bed senior citizens’ residence collapsed due to financial insolvency.

This stately manor, a protected Local Cultural Asset (Bien Cultural de Interés Local – BCIL), now faces an uncertain future. The court-ordered auction will conclude on March 5, 2026, at 18:00, offering potential investors a significant yet complex opportunity to acquire a piece of local heritage.

A Storied Past, A Stalled Future

The prominent Reverter family commissioned Can Reverter in 1912 as a grand country home, or masia, designed to escape the flood-prone banks of the Llobregat river. Located between Carrer d’Aragó and Carrer de Torres i Bages, the building features an imposing central lookout tower, porticoed galleries, and ornate details. Although originally the heart of a large agricultural estate, today only the main building, patio, and small gardens remain on a 4,227-square-metre plot designated for private facilities.

In 2019, the local municipal council approved a plan to transform the property. Developer IBEA 2001, S.L. led the project, aiming to build a modern assisted living residence and day centre with 118 places alongside the historic farmhouse. The plan stipulated that private capital would preserve and maintain the original building. Additionally, part of the grounds would be ceded to the town for a new public park.

The development aimed to more than double the capacity of the Sophos residence, another facility the same business group manages, which currently has 50 places in the town. However, as Metrópoli Abierta reported, the project stalled because the developer could not meet its financial obligations.

A High-Interest Loan and Mounting Debts

The developer’s financial troubles stem from a transaction on March 31, 2023. On that day, IBEA 2001, S.L. acquired the property from the Reverter family and simultaneously took out a €1.26 million mortgage with alternative financing entity TQ Eurocredit-BCN, S.L.

The loan terms were stark: a repayment period of just 12 months, an ordinary interest rate of 12.50%, and a default interest rate of 13%. Failure to repay this debt led to the foreclosure proceedings, which the Court of First Instance No. 1 of Sant Feliu de Llobregat now handles. The creditor claimed a total of €1,402,079.95 in the auction filing.

In addition to the mortgage default, property records show a preventive seizure notice from the Spanish Public Treasury (Hacienda Pública) for unpaid taxes from 2023 and 2024, totalling €161,620. This further complicates the financial picture for any potential buyer.

Opportunity for Investors

The judicial auction presents a unique opportunity for investors. While there is no minimum bid, increments are set at €51,435.27. Prospective buyers must submit a deposit of €128,588.18, representing 5% of the property’s official valuation, to participate.

The fate of Can Reverter now hangs in the balance, awaiting a new owner who will decide whether to revive the senior residence project or envision a completely new use for the historic site. The eventual buyer will inherit both a protected architectural gem and the challenge of navigating its complex planning and financial history.

Meanwhile, the Sant Vicenç dels Horts Town Council, led by Mayor Miguel Comino, has been pursuing a separate track to address the local need for elderly care. In June, the council signed an agreement with the Generalitat de Catalunya to cede a 2,763-square-metre municipal plot for the construction of a public care home, ensuring that the goal of a new facility for seniors in the area moves forward despite the failure of the private Can Reverter venture.
