Inditex Sant Adrià development plans will dramatically reshape the Besòs waterfront area through a major land swap with supermarket chain Alcampo.

The ambitious project, set to begin construction in 2027, will see the fashion giant establish new headquarters while Alcampo relocates its shopping centre within the same neighbourhood.

Inditex Sant Adrià Campus Details

The agreement involves Inditex exchanging its 22,000-square-metre plot for Alcampo’s larger 68,000-square-metre site. Consequently, this strategic move will allow Inditex to consolidate four of its brands—Massimo Dutti, Bershka, Oysho and Lefties—into a new campus housing approximately 1,500 employees. Furthermore, the relocation brings these workers from Tordera to Sant Adrià de Besòs, significantly boosting the local economy.

According to Sant Adrià’s deputy mayor for territory, José A. Gras, the municipal government views this private transaction as part of a broader strategy to revitalise the area. “We’re promoting this opportunity to dignify the surroundings,” Gras explained to El Periódico. The council expects initial urban planning approval by late 2025, with definitive Generalitat authorisation following in early 2026.

Meanwhile, Alcampo will construct a new hypermarket on Inditex’s former land, ensuring continuous service throughout the transition. The current store, operating since 1987, will remain open until the new facility is ready. This careful planning prevents any disruption to local shopping options during the construction phase.

Broader Urban Transformation

The Inditex Sant Adrià project forms part of a much larger regeneration of the Tres Xemeneies area. This comprehensive redevelopment includes 1,783 new homes and the creation of Catalunya Media City, an audiovisual and digital hub. Additionally, the transformation extends to public infrastructure improvements along Avenida de la Platja.

The street will be converted to single-lane traffic with wider pedestrian areas and enhanced greenery. This urban pacification aligns with broader Barcelona’s sustainable mobility initiatives while improving quality of life for residents. The deputy mayor promises “a spectacular improvement and dignification of the immediate surroundings.”

The timing coincides with other major developments in the metropolitan area, including ongoing discussions about housing solutions for Barcelona’s growing population. The Inditex Sant Adrià campus itself will feature low-rise buildings of three to four storeys, blending with the area’s character rather than dominating the skyline.

Construction will proceed in phases to minimise disruption, with the Alcampo relocation occurring first to allow Inditex to complete its campus. This coordinated approach demonstrates how private investment can drive urban regeneration when aligned with municipal vision. The final result will transform one of Sant Adrià’s key commercial areas while bringing substantial employment opportunities to the Besòs waterfront.
