The L’Hospitalet and Baix Llobregat real estate market is showing robust activity. Transaction volumes have reached levels not seen since the height of the property bubble in 2007.
According to the latest Economic Situation report from the Fòrum Empresarial del Llobregat, the third quarter of 2025 saw 3,262 real estate operations in the area. This represents a 3.7% increase compared to the same period last year. More significantly, the region has now recorded two consecutive quarters where year-on-year sales exceeded 14,300 transactions. This benchmark has not been crossed since the first quarter of 2007.

Growth Amidst Seasonality in L’Hospitalet and Baix Llobregat Real Estate
While the third quarter typically sees a slowdown due to the August holiday period, the year-on-year trend remains positive. For instance, there were 658 fewer transactions than in the second quarter of 2025. However, if declines in specific municipalities like Gavà and Molins de Rei were excluded, the regional growth rate would stand at over 8%.
Performance varied significantly across local councils:
- L’Hospitalet de Llobregat led the growth with 102 additional operations.
- Cornellà and Viladecans followed with increases of 77 and 74 transactions respectively.
- Sant Esteve Sesrovires saw a remarkable relative increase of 115%.
- Conversely, Molins de Rei and Gavà experienced significant drops in activity.
A Critical Housing Shortage in L’Hospitalet and Baix Llobregat
Despite the high volume of transactions, the report highlights a structural weakness in the L’Hospitalet and Baix Llobregat real estate sector. There is a severe shortage of new housing stock. The Fòrum Empresarial del Llobregat estimates the region needs approximately 15,000 new homes every five years to accommodate population growth. In the last five years alone, the population has swelled by 45,000 people.
However, construction rates are falling far short of demand.

The disparity in construction is stark across the region. Over the last decade, L’Hospitalet has been the most active, completing 4,075 new homes. It is followed by Cornellà (1,507) and Viladecans (1,308). In contrast, municipalities such as Castellví de Rosanes and La Palma de Cervelló have completed fewer than 25 new homes each in the same ten-year period.
Economic Consequences of the L’Hospitalet and Baix Llobregat Real Estate Shortage
The business forum identifies three major negative effects resulting from this supply-demand imbalance:
- Rising Property Prices: The scarcity of available homes is driving up purchase costs across the board.
- Rental Market Strain: Rental prices are increasing in tandem with property values.
- Urban Sprawl and Mobility Issues: Therefore, residents are being forced to move to towns further from their workplaces. This increases the strain on public transport and road infrastructure.
