Barcelona rental prices continue to show dramatic disparities across the city, with a staggering €1,700 monthly difference between the most and least expensive neighbourhoods according to recent.

The Barcelona City Council’s latest statistics reveal that renting an average 71.4m² home now costs €1,136 monthly, representing a 4.4% increase from the previous quarter.

This upward trend marks a significant shift in the city’s housing market.

Furthermore, the price per square meter has reached €16.60, while the number of rental contracts actually decreased by 2.7% during the same period.

Barcelona Rental Prices Show Extreme District Variations

The district-level analysis reveals even more striking contrasts. Sarrià-Sant Gervasi emerges as the most expensive area with average rents of €1,589 monthly, while Nou Barris offers the most affordable options at just €801 per month. This represents nearly a 100% price difference between the city’s most and least expensive districts.

Les Corts (€1,322) and Eixample (€1,276) complete the top three most expensive districts. Meanwhile, several other areas including Sant Martí, Ciutat Vella and Gràcia all maintain average rents above the €1,000 monthly threshold.

The neighbourhood-level data reveals even more extreme variations. Las Tres Torres commands the highest average rent at €2,236 monthly, while Baró de Viver remains the most affordable at just €537. This creates the remarkable €1,700 monthly gap that highlights the city’s housing inequality.

When examining prices per square meter, the pattern continues. Diagonal Mar and the Front Marítim del Poblenou lead at €21.80/m², while Baró de Viver again shows the most accessible rates at €8/m².

These figures come amid broader housing challenges in the city. According to recent affordable housing initiatives, the city council has been working to address these disparities through various programmes.

The Barcelona rental market has maintained prices above €1,000 monthly since late 2022. Between 2021 and 2023 alone, rents surged by 19.1%, significantly outpacing wage growth for city residents.

City analysts note that after reaching a historic peak in early 2024 with average monthly rents hitting €1,200, prices began declining following the implementation of rental regulation mechanisms. However, the latest 2025 data indicates this trend has reversed, with prices climbing again despite remaining 4.8% below early 2024 levels.
