Residents in the Esquerra de l’Eixample district have issued a stark warning. They reveal that real estate funds in Barcelona now control 68 residential blocks. Consequently, this represents a significant increase of 28 blocks compared to just one year ago.

The Neighbourhood Association of the Esquerra de l’Eixample presented these findings on Monday. Housing unions joined them, describing the situation as a “tragedy” for the local community. Moreover, they argue that corporate ownership is pushing the area towards an “empty scenario” designed for visitors rather than long-term residents.

Real Estate Funds in Barcelona: The Scale of the Shift

According to the association, the 68 blocks identified are only part of a broader concern. Their investigation highlighted that 867 buildings under “vertical ownership” are currently at risk. Therefore, residents fear these properties could become coliving spaces or seasonal rentals. This trend further dilutes the traditional residential fabric of the area.

Association spokesperson Xavier Riu spoke outside the La Papallona building. He emphasised the gravity of the situation, stating, “We are playing for the neighbourhood.” His warning contradicts official narratives suggesting investment funds are leaving Barcelona.

The groups warn that this shift threatens social cohesion. For example, they cite the displacement of young people unable to afford apartments. Additionally, they note constant neighbour turnover and the closure of local shops as evidence of damaging change.

Unions Call for Resistance Against Funds

The press conference gained support from the Sindicat de Llogateres (Tenants’ Union) and the Sindicat d’Habitatge Socialista. These unions are calling for robust neighbourhood resistance. They have urged authorities to reinforce inspections to “stop speculation” and ensure compliance with existing housing laws.

Anna Olesti, spokesperson for the Sindicat d’Habitatge Socialista, stated residents would become a “trench” against displacement. “No neighbour will abandon their home,” she asserted. She warned that organised residents would challenge the City Council if protections remain inadequate.

Gerard Mena of the Sindicat de Llogateres added that activists intend to be a “stone in the shoe” for speculators. He also directed political pressure at the Junts party. Mena noted they would be responsible for continued resident “bleeding” if they vote against upcoming rental regulation in Congress on 18 February.

Demands for Enforcement Against Barcelona Funds

The coalition of residents and unions has outlined specific demands for the Generalitat and local administration. Primarily, they demand strict adherence to the housing protection law approved by Parliament. Furthermore, mirroring the City Council’s recent acquisition of nearly 300 homes, they call for the application of fines under the sanctioning regime approved a year ago. This action is necessary to curb the aggressive acquisition strategies of real estate funds in Barcelona. In addition, they advocate for more policies similar to Barcelona City Council’s efforts to expand public housing.
