Property agents highlight another factor: shrinking apartment sizes. Carles Sala, spokesperson for the Real Estate Agents Association, notes Barcelona’s average rental size decreased from 73 to 71 square metres. Therefore, the price per square metre increased to €16.56, representing a 3.63% rise. “This confirms tenants’ declining accessibility in an increasingly tense market,” Sala observes.
