Barcelona is set to undergo a significant urban transformation. The city will demolish approximately thirty industrial warehouses to make way for the long-awaited Sagrera station neighbourhood. This demolition, scheduled for 2027, marks a crucial step in developing the Prim Sector. Consequently, this new residential area will connect the future high-speed transport hub with the Besòs district.
The project aims to replace an ageing industrial estate with a modern, green residential zone. According to Barcelona Sagrera Alta Velocitat (BSAV), the goal is to clear the 19-hectare site. Therefore, construction of thousands of new homes can begin between 2028 and 2029.

Sagrera Station Neighbourhood: A New Residential Hub
The Prim Sector is poised to become the first major housing group established around the future station. The development is substantial, with plans for 3,360 apartments. In addition, more than half of these units are designated for social purposes, reflecting the city’s need for affordable housing.

The new Sagrera station neighbourhood will fill the gap between the planned linear park and the existing blocks of Verneda and La Pau. Planners envision a district prioritising vegetation and large public spaces. Meanwhile, they will restrict vehicle traffic to create a pedestrian-friendly environment.
Clearing the Industrial Past for the Sagrera Station Neighbourhood
Before the first brick can be laid, the existing industrial landscape must be removed. The demolition zone extends from Carrer del Pont del Treball Digne to Carrer de Jaume Brossa, centred around Rambla Prim. In total, 56,814 square metres of industrial space across 36 different addresses will be levelled.
BSAV is currently contracting the technical projects for the demolition. “The idea is to award them in March and have the plans drafted by September,” a BSAV spokesperson stated. While a specific start date is not locked in, the company predicts works could commence in mid-2027. Therefore, the majority of the demolition should be completed by the end of that year.
The preliminary cost for the demolition is estimated at €5.15 million. However, the budget may rise significantly due to hazardous materials. Contract documents note that many warehouses feature roofs made of asbestos-cement sheets, which require specialised removal procedures.
Costs and Compensation for the Sagrera Station Neighbourhood
The transformation involves complex financial arrangements regarding compensation for current property owners. A planning agreement approved in 2022 established a compensation fund of €30.1 million:
- €14.9 million to compensate businesses for relocating activities.
- €15.19 million for the value of the buildings to be demolished.
The total investment for urbanisation is projected at €85.71 million. These costs will initially be shouldered by the City Council but will eventually be passed on to the property owners awarded building rights in the new sector.
While the exact completion date for the entire Sagrera station neighbourhood remains fluid, planning regulations allow a ten-year margin for urbanisation and construction. This period begins once the land readjustment project is definitively approved.
