Finding an affordable home in Barcelona has become increasingly difficult as rents continue to soar. Month after month, the Catalan capital sets new records in price per square metre, forcing many tenants to devote a growing share of their income to housing.

But according to a new study by the Organisation of Consumers and Users (OCU), one neighbourhood still offers relative relief. In Porta, located in the northern district of Nou Barris, the average rent for a 90 square metre flat stands at €996 — the only area in the city where the average remains below €1,000.

The OCU attributes the lower prices in Porta to several factors: limited tourist pressure, a higher concentration of social housing, older building stock, fewer lifts, and its distance from the city centre and main transport links. Yet experts caution that these conditions vary street by street, with the state of individual properties also shaping affordability.

Other relatively cheaper neighbourhoods identified include Sant Andreu (€1,397), Sant Martí de Provençals (€1,516), Vilapicina i la Torre Llobeta (€1,553), El Guinardó (€1,604), and La Font de la Guatlla (€1,685). At the opposite end of the scale, more central and gentrified districts continue to see rents climb far beyond the reach of average salaries.

The findings highlight the growing imbalance in Barcelona’s rental market, where access to affordable housing has become a pressing social and political issue. With wages lagging behind rental growth, even neighbourhoods once considered peripheral are now becoming expensive.


While Porta offers a rare pocket of affordability, the broader picture confirms that Barcelona’s housing crisis is far from easing — and for many tenants, the search for a reasonably priced home remains a struggle.
