The Vila Olímpica shopping centre auction has returned to the forefront of Barcelona’s municipal politics. Consequently, the Esquerra Republicana (ERC) group will formally request that Mayor Jaume Collboni’s government intervenes to halt the property’s upcoming sale. Therefore, the future of the Vila Olímpica shopping centre in Poblenou, formally known as El Centre de la Vila, is now at stake.

Mercasa, a state-owned enterprise, scheduled the Vila Olímpica shopping centre auction for 10 June. Consequently, ERC argues that the City Council must leverage its political alignment with the central Spanish government to suspend the sale. Specifically, the party aims to acquire the facility at a reduced public price or through a direct transfer.

Preventing a ‘real estate windfall’ at the Vila Olímpica shopping centre auction

The republicans have voiced concerns that an open Vila Olímpica shopping centre auction could lead to a speculative “real estate windfall” (known locally as a pelotazo). Notably, they warn that the site’s current urban zoning allows for residential construction. Therefore, this could result in the loss of a strategic community asset to private developers.

Jordi Coronas, the deputy spokesperson for the ERC group, emphasised the urgency of the situation. “We ask to stop the auction and activate the purchase at a public price or the transfer by the State, as they committed to five years ago,” he stated. Indeed, he referenced previous budget agreements from 2021 and 2023.

Furthermore, Coronas criticised both the state’s inoperativeness and what he termed “municipal neglect” regarding the degraded facility. “Our Barcelona cannot be left in the hands of investment funds or low-price auctions,” he added.

Financial viability and renovation costs

The financial debate surrounding the Vila Olímpica shopping centre is complex. For instance, in May 2025, Deputy Mayor Jordi Valls shelved a previous acquisition attempt. He cited unaffordable costs. However, ERC points out that the auction’s starting price could now drop to as low as €18.5 million. Consequently, this is significantly less than previous valuations.

Moreover, whoever acquires the site faces a substantial burden beyond the purchase price. Specifically, the building reportedly suffers from serious structural and maintenance deficiencies. Additionally, rehabilitation costs are estimated at an additional €20 million.

A need for community amenities

The push to municipalise the centre stems from a lack of public facilities in the Vila Olímpica neighbourhood. For example, residents have long reported a deficit in local commerce. Furthermore, the area also lacks a municipal market. Moreover, the area is considered under-equipped regarding services for both the elderly and young people.

ERC envisions converting the site into a hub for neighbourhood use. In particular, it could potentially house a new market and other essential community services. Moreover, they argue that with the same political party currently governing both the City Council and the State, a coordinated solution should be attainable. Therefore, the Vila Olímpica shopping centre auction remains a critical issue for local governance.
