Construction has started on Barcelona's historic Tres Xemeneies (Three Chimneys) building in Poble Sec. This marks the beginning of its transformation into a 22,500 square metre office complex. The developer, Conren Tramway, expects the '3X Paral·lel' project to finish by late 2027. This will bring a new business hub to the Paral·lel area.

The redevelopment of the former Fecsa-Endesa power station will create modern office spaces with panoramic city views. The building has remained unused since 2012. This project aims to revitalise a significant landmark in the Poble Sec neighbourhood. This area is densely populated and known for its cultural venues.

Paco Hugas, co-CEO of Conren Tramway, stated, "3X Paral·lel activates a key project for the regeneration of Paral·lel." He added, "We are recovering a building deeply embedded in the memory of Barcelona residents, which has been part of the city's history and identity. We are transforming it into a new centre of activity, adapted to current needs."

Revitalising a Historic Landmark

Conren Tramway acquired the large property in 2017. The company reached an agreement with the Ajuntament de Barcelona in 2022. They will split 22.5 million euros from the urban reclassification of the plot. SANJOSE Constructora is leading the building works, which began in April and are visibly progressing.

Barcelona-based firm Batlleiroig designed the project. It features a triple-height lobby connecting work areas with communal spaces at the base of the chimneys. These include an Agora for events, meeting rooms, multimodal parking, and a gymnasium. Twelve floors above the ground floor will house the main offices.

New City Coordination Centre Planned

The project also includes plans for two smaller buildings adjacent to the main structure. Each is approximately 2,000 to 2,500 square metres. One building will house offices for Red Eléctrica Española and public facilities. The other building, known as 'Llac', is located next to a decorative pond. It transferred to the city council as part of the financial agreement.

This 'Llac' building will become the new headquarters for the Cecor, Barcelona's police and emergency coordination centre. Officials expect works for the new Cecor to start in 2026, with an opening in autumn 2028. The estimated budget for adapting its four floors and basement is 25 million euros.

Broader Urban Impact and Community Benefits

Conren Tramway's contribution to the city extends beyond the office complex. It includes 6.6 million euros for local facilities and social housing in the neighbourhood. Additionally, 2.7 million euros will fund the reurbanisation of the Tres Xemeneies plaza and gardens. The area was a "black hole" for residents during the central's years of abandonment.

The city council has provisionally refurbished the green zone and announced sports promotion activities. However, the council has also restricted legal graffiti walls in the area. This site was a significant international hub for urban art.

The '3X Paral·lel' project seeks international tenants. Conren Tramway promotes the building's panoramic views and sustainability features. It aims for LEED Platinum certification. This redevelopment represents a significant step. It transforms a derelict industrial site into a modern, active part of Barcelona's urban fabric.
